Heritage Property Sale Notice

NOTICE OF POTENTIAL SALE OF COMMERCIAL PROPERTY AND REQUEST FOR BIDS
Notice is hereby given that the Chickasaw County, Iowa, Board of Supervisors intends to sell Parcel No. 19-11-24-475-002 located in rural Chickasaw County.
The parcel of real property is located at 2275 South Linn Avenue in New Hampton, Iowa, and is locally known as the former “Heritage Building.” The parcel of real property is approximately 16 acres in size, and contains one main building that is approximately 17,000 square feet in size as well as a detached machine shed with power and garage doors that is approximately 3,000 square feet in size. The main building was formerly used as an assisted living facility for persons with disabilities and the detached machine shed is currently used for storage by Chickasaw County. Depending upon the owner’s preferred configuration, the main building contains over 20 separate potential residential rooms and 16 bathrooms as well as a commercial kitchen, dining room, activity/recreational room, laundry room, and other office space/meeting rooms.
The parcel of real property is serviced by the New Hampton Municipal Light Plant and also has a fully functional Kohler backup generator, but is not connected to city water and sewer and instead has a private well and septic system. There is a private burial site (pioneer cemetery) located on the parcel of real property. The parcel of real property is zoned A-1 Suburban Agricultural District.
The parcel of real property as well as the interior of the main building and the detached machine shed can be viewed on Friday, August 12, 2022, from 9:00 a.m. to 12:00 p.m. or by appointment by calling the Chickasaw County Auditor at (641) 394-2100.
The Board of Supervisors seeks written, sealed bids as follows:
• “BID A” – purchase of the entire parcel of real property “as is” with no restrictions; and/or
• “BID B” – purchase of the entire parcel of real property “as is” with Chickasaw County retaining use of the detached machine shed for storage and an easement to access the same for a period of at least six months.
Bidders may submit a written, sealed bid for “BID A”, “BID B” (with specific conditions for length of use by Chickasaw County and any cost for the same), or both options.
Written, sealed bids shall be mailed or hand-delivered to the Chickasaw County Auditor at 8 E. Prospect Street in New Hampton. All bids must be received by the Chickasaw County Auditor by 4:00 p.m. on Friday, August 19, 2022.
The Board of Supervisors will open the bids on Monday, August 22, 2022, at 9:15 a.m. during the regular weekly business meeting that occurs on the second floor of the Chickasaw County Courthouse in New Hampton. Bidders or their representative appearing in-person will be given an opportunity to submit a higher bid after the bids are opened.
If a bid is accepted, the Board of Supervisors will enter into a purchase agreement with the bidder and then set a public hearing before proceeding with the potential sale of the parcel of real property. Please note that the Board of Supervisors reserves the right to reject any or all bids, and there is no guarantee that the parcel of real property will be sold to the highest bidder.
